Disclaimer
By using Zoned (the "Service"), you acknowledge this Disclaimer, how zoning outputs are provided, how contractors may receive your contact information and reach you when you consent in a lead flow, and the limits of our liability. This Disclaimer should be read together with our Terms of Use and Privacy Policy, which together form a single agreement between you and Zoned.
"As-Is" and "As-Available"
The Service and all content, data, reports, site plans, videos, and AI-generated summaries are provided on an "as is" and "as available" basis, with all faults and without warranty of any kind, express, implied, statutory, or otherwise, to the maximum extent permitted by law. Zoned disclaims all warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, completeness, timeliness, and any warranty arising from course of dealing, course of performance, or usage of trade. Your use of the Service is at your sole risk.
No Professional Relationship
Use of the Service does not create any solicitor-client, architect-client, engineer-client, surveyor-client, realtor-client, fiduciary, agency, partnership, or joint-venture relationship between you and Zoned. Nothing on the Service should be interpreted as advice on legal, financial, tax, insurance, real-estate, architectural, engineering, planning, construction, or health and safety matters. Always consult a licensed professional in the relevant discipline before making a decision that carries legal, financial, safety, or property consequences.
Information Accuracy
The zoning information, setback calculations, and property data displayed on this website are derived from publicly available data sources, including the City of Ottawa's Open Data Portal and the Ottawa Zoning By-law 2026-50. While we strive to provide accurate and up-to-date information, we cannot guarantee that all data is current, complete, or error-free.
Zoning regulations, property boundaries, and building requirements may change without notice. The information presented should be considered a preliminary guide only and may not reflect the most current official records.
This website is not an official City of Ottawa resource and is not affiliated with or endorsed by the City of Ottawa.
Contractor matching, your information, and contact
When you submit a lead or intake flow that asks for your contact details and includes consent to share information with a contractor or partner, Zoned may match you to a contractor and share your information so that business can follow up with you. Matching uses operational rules such as zoning area, project type, capacity limits, and—where applicable—a referral or partner code associated with your visit.
Depending on the workflow, shared information can include your name, email address, phone number, property address, project interest, zoning or lot context from the tool, planning-session or site-plan outputs, and campaign or referral attribution. Contractors typically receive this through email notifications and may also receive data through CRM systems, webhooks, or automation tools (for example Zapier) they have connected to their account. Those systems are operated by the contractor or their vendors, not by Zoned.
Contractors may contact you by email, phone, text/SMS where you provided a number, or through scheduling or CRM links they send. Frequency, timing, and content of those messages are decided by the contractor. Zoned does not supervise day-to-day contractor sales or marketing practices.
Assignment or display of a contractor in the product is not an endorsement, guarantee of quality, or warranty of workmanship. Contractors are independent third parties. Any agreement for services is between you and them (or as otherwise stated in their terms). Zoned is not a party to that relationship and is not liable for contractor conduct, quotes, schedules, or outcomes.
If you do not want a contractor to receive your details, do not submit flows that require contractor-sharing consent, or contact us as described in our Privacy Policy for applicable requests.
Partner and contractor applications: If you apply through partner or contractor-intake forms (for example “Become a partner”), Zoned collects the business and contact information you provide to evaluate and administer that program. That is separate from homeowner lead routing but may be stored and used as described in the Privacy Policy.
Not Professional Advice
The information provided by Zoned does not constitute legal, architectural, engineering, land surveying, or professional planning advice. This tool is intended for informational and preliminary planning purposes only.
Any AI-generated summaries, chat responses, or automated suggestions are provided for convenience and may be incomplete, outdated, or inaccurate. Some product flows may connect you with a contractor or surface follow-up options automatically based on how the tool is configured; that does not replace your own judgment or professional advice.
Before making any decisions regarding property development, construction, or renovation, you should:
- Consult with the City of Ottawa's Planning Department
- Verify all zoning requirements directly with municipal authorities
- Engage licensed professionals (architects, engineers, planners, lawyers) as appropriate

Third-party data and services
This website utilizes data and services from third parties, including the City of Ottawa, OpenStreetMap, Carto, and Esri. We are not responsible for the accuracy, completeness, or availability of third-party data.
Operation of the service also relies on infrastructure and vendors such as hosting providers, databases, email delivery, analytics or advertising tags (where enabled), and payment processors when you pay for a paid feature. Contractors and partners may rely on their own third-party CRM, webhook, or automation services to receive or store lead information.
Privacy
For details on what we collect, how long we keep it, analytics and cookies, and your rights regarding personal information, see our Privacy Policy. The Disclaimer and Privacy Policy are meant to be read together.
User responsibility
Users are solely responsible for verifying all information with appropriate authorities and professionals before taking any action. Use of the Service does not create any professional relationship or duty of care between you and Zoned beyond what is expressly stated in our Terms of Use.
Permit approvals, variances, minor-variance decisions, committee-of-adjustment rulings, site-plan control, heritage designations, conservation-authority review, easements, servicing capacity, and site-specific conditions can materially affect what is allowable on a property. Always confirm requirements directly with the City and relevant licensed professionals.
If you choose to share your contact information for contractor matching, you are responsible for the accuracy of what you submit and for reviewing any contractor's own terms, privacy notices, or marketing preferences on their side.
AI-generated content
Portions of the Service use large-language-model or other AI technologies to summarize zoning, feasibility, and project-fit context. AI output may be incomplete, outdated, inaccurate, or hallucinated. Zoned makes no warranty that any AI-generated text, recommendation, or summary is correct, current, or suitable for your specific circumstances. Do not use AI output as the sole basis for an important decision without independent verification by a qualified human professional.
Forward-looking statements
Statements about future zoning changes, Bill 23 implementation, intensification policy, infill trends, lot values, build costs, timeline to permit, or lead volume are estimates based on information available at the time and may change. No forward-looking statement is a guarantee of any future outcome.

It is not affiliated with, endorsed by, or an agent of the City of Ottawa, the City of Toronto, the Province of Ontario, the Government of Canada, any regional or local conservation authority, or any other municipal, provincial, or federal body. Limitation of liability & release
To the maximum extent permitted by law, Zoned's aggregate liability for any claim arising out of or relating to the Service is limited as set out in the Terms of Use. You release Zoned and its officers, directors, employees, contractors, agents, partners, licensors, and suppliers from all claims, known and unknown, arising out of or connected with any dispute between you and an independent contractor, homeowner, municipality, or other third party introduced through the Service.
