Where Zoned is live across Canada
Zoned is a Canada-wide buildability platform, launching city by city. Ottawa is fully live. Toronto and Mississauga are in beta. Halifax has address-based zoning lookups for its Regional Centre. The rest of the country is on our roadmap, and we open new markets alongside contractor and realtor launch partners on the ground.

City by city
Zoned is built to be a Canada-wide tool. Each launch adds a full zoning engine, buildability envelope, and permit-context layer for the new city, not a warmed-over template.

Partner with Zoned
Bring Zoned to your city
We prioritise launches around contractor and realtor partners who want zoning intelligence in their market. If you build, sell, or advise in a coming-soon city, partner with us and get first access when we go live.
How Zoned expands
- 1
Wire up city data
Zoning bylaws, parcels, permits, and geometry get folded into the engine as a city-specific module so results stay grounded in local rules.
- 2
Partner with locals
Contractors and realtors on the ground validate outputs against real projects. That is what turns a data pull into a useful tool.
- 3
Go live
Once the engine passes a real-world corpus, the city moves out of beta and homeowners in that market get full buildability reports.

Ottawa runs end to end. Toronto and Mississauga work for most typical residential lots today. Halifax returns cited zoning rules for Regional Centre addresses. Everything else, we can still route the address, and we will let you know when the full engine is live in your city.
