Zoning rules come from the city, not from us. This page is a shortcut to the official source for every city Zoned covers — the canonical by-law, the planning department, and the interactive map. Use these links to verify anything Zoned’s tool reports before signing a contract, applying for a permit, or making an offer. Zoned is not affiliated with or endorsed by any of the municipalities or agencies listed below.

Ottawa, ON

Ottawa is Zoned’s primary market. Zoning is set by the City of Ottawa under the new Zoning By-law 2026-50 (replacing 2008-250), with supporting planning guidance, permit information, and interactive mapping layered on top.

Toronto, ON

Toronto zoning is governed primarily by the consolidated Zoning By-law 569-2013, plus a number of area-specific by-laws for neighbourhoods that have not yet been harmonized. The City of Toronto publishes an interactive map, an open-data portal, and extensive permit guidance.

Why use the official docs?

Zoned reads public open data and summarizes it in plain English. That’s a great place to start, but by-laws change, amendments happen, site-specific conditions apply, and only the city is authoritative. Before committing to a design, a contractor agreement, a purchase offer, or a permit application, you should confirm the zoning, setback, coverage, height, and any overlays directly on the city’s own site.
